Buying land is very different from buying a house, cabin or multi-family building.  The locally familiar agents and brokers at The Real Estate Center of Lead-Deadwood have seen all manner of Black Hills Land for sale.  Indeed this part of South Dakota continues to offer opportunities to find the perfect view, privacy and wide open space. These potential rewards do come with a greater degree of risk to the buyer. 

There are many wonderful Black Hills properties for sale. While it’s tempting to jump right in to get your piece of this awe inspiring area, land buyers should proceed with caution and become familiar with the many factors that impact the value and suitability of any listing.  It would be a misconception to think that making money on land or even finding the perfect place is easy. There is risk and some speculation involved.

The two main categories of land for sale are developed vs. undeveloped … which can be offered from one side of the spectrum to the other … with varying degrees of improvements.  Undeveloped or “vacant” land for example, can be offered with no guidance from the seller as to its suitability for any particular purpose.  Developed land on the other hand, may come with all utilities in place, paved roads, restrictive covenants and a selection of building plans to choose from.

Up front land purchase cost is only part of the picture when finding just the right piece of land. Calculating your true out-of-pocket expense for a piece of vacant land involves homework … and lots of it. Smart purchases of land in the Black hills take into account a host of issues to avoid unpleasant surprises. Beginning with the intended use of the land, we can begin to narrow buyer’s choices down before investigating other important factors that will eventually lead to the right piece of ground.  These other important factors include current uses of adjacent and surrounding properties, ease of access (physical and legal), governmental restrictions and an analysis of potential environmental hazards.
